HiER is probably the youngest company on this list so far, having started its operations in 2020. Even so, its founders and staff bring over a decade of experience to the table, just par for its course.
One of HiER’s strongest points is communication: from the team handling bookings to the inspector who visits homes, everyone seems to be clear and responsive enough. Not to mention, the inspectors are also punctual and well-equipped.
Inspections are priced fairly well, since HiER bases rates on the client’s property and the scope of the inspection. Moreover, we appreciate the honesty of giving themselves until 5 days to send out reports after a one-and-a-half to three-hour inspection.
That said, the company still has some growing pains. Some clients feel that HiER falls short on spotting electrical and plumbing problems compared to its more established competitors.

Its services also cover commercial units, post-repair checks, and construction quality control assessments. For reasons unknown, Top Haus doesn’t offer pre-purchase inspections yet (an easy opportunity it’s missing out on).
Clients generally praise its team for arriving on time and being thorough on inspections. Many also found the practical repair suggestions to be helpful.
However, communication with clients still needs work, especially when clients follow up about missed defects or on report submission to developers.
Pricing varies per property and scope, but thankfully still fair. We feel that’s partly because Top Haus often spends four to five hours on an inspection—way longer than many of its competitors.

We find the straightforwardness of Home Inspection Malaysia’s (HIM) name quite funny. Yes, it’s a bit hard to find online, thanks to the most generic name ever, but that’s actually the least of our concerns.
Booking is convenient since HIM accepts appointments by phone or online, which fits well for a company just over five years old. Inspections start at RM500, lasting three to four hours, and reports are promised within three days.
The company isn’t without flaws, unfortunately. First, despite having multiple contact channels, actually completing a booking can be frustrating because you can get ghosted easily—HIM can immensely improve in this area.
Some clients also reported that inspections weren’t as thorough as agreed. But the biggest concern is the alleged delays in sending inspection reports to either the client or developer.
Even so, HIM remains one of the better options available out there since they’re properly licensed by the CIDB. That credential alone carries weight, but it’s best to manage expectations.

“engaged them to do inspection on my newly built condo. Everything went well from inspection to report. But when it came time to submit the defects to my Condo, they delayed it and decided not to respond to my questions. I end up doing it myself as I am on limited time.
